My house has the same problem. A roofer inspected the flashing and the cap. He said that the problem was associated with the brick, either the manufacturing process or the installation process.

He had seen similar problems and had applied Thompson's Water Sealer to resolve the problem. He eventually applied a total of eight(8) coats and the leak stopped. That was November-2002. The leak returned in October-2003 and I can hear it dripping onto the fireplace insert as I write this message.

I have had four(4) brick layers inspect the brick and mortar work since October. They believe that the brick installation appears to be good and the problem is associated with the brick manufacturer.

My experience with the Thompson's solution is not good. I understand that there are 'siloxene' sealants that last longer(10-15 years). I am going to research this sealant next.

Good luck with fixing your problem. I wanted to share a similar experience and it helps.
