it sounds like the fan is spinning on the shaft, this will decrease the venting capibilities

they fan motor and fan can be replaced as a unit without replaceing the entitre fan. your local electric supply will sell the motor fan units, they replaced with 3 or 4 screws and simply plug into the houseing for the electric connection. the motors are 15 bucks or so

or you could pull the plastic fan off the motor shaft, if it is indeed loose. add a paper shim to the shaft and reinstall fan, this should snug it up pretty good and as long as the shaft hole is not completly rounded out, it should restore normal performance

the fan should be completly vented outside , the way you got it, moisture will condense in your attic unless you run the attic fan everytime you run the bath fan. moisture in attic is bad

as far as your drywall problems, you can find how to repair by searching the archives, but the cause is condensation of the humid bath/shower air, hitting the cooler ceiling and condensing. try running the fan as you turn the shower on and let run for 20 minutes after shower is over. crack a window in the bath when showering along with fan

you could add a timer switch for the fan, get at electric supply, this will automate the fan running time
