How do I clean terracotta tiles

My parents are considering purchasing a house that contains well over 2000 square feet of terracotta tile. The tile is about and 20+ years old and has turned dark brown and is conscerning my parents a great deal. Does anyone know any chemicals or anything that would help bring this terracotta tile back to its original color? Any help would be greatly appreciated. Thank you.
