Hi Claudia,

I can understand the reason for the 'tight budget'. Congrats on your new home!

No, you'll want to refinish the floor in its entirety. I think you can understand the whys so I'll move on to my idea. If you want to reduce the wear-and-tear of the area(s) of the wood floor that are worn, buy vinyl-backed area rugs and runners. Runners can be bought at K-Mart, Sears, and the like. If the rugs you buy aren't backed by vinyl, the floor / remaining-finish will be worn down by the 'slipping' of the rug's underside. Worst, one might lose their footing on the slipping rug.

We put down runners in our foyer just to reduce the wear-and-tear of that area. Unfortunately, we wanted runners that were longer than 5'. K-Mart, Sears, and the like, didn't have longer ones, and if they did (via on-line shopping), my wife didn't like the color and style. They're out there. I think she bought her on-line from either Penney's or Strawbridges or Kohle's. They had 8' runners in the color and style she liked.

PPS: Consider the area rugs and/or runners in high traffic areas AFTER you have the floor refinished. Just make sure you buy ones w/vinyl backing, or that you buy non-vinyl backed rugs and, with them, you purchase the vinyl 'mat' (sold separately for this purpose) ...
