If this is a super insulated design house then 80K might be ok. And a 90% furnace is a 90% furnace - that's it's rated efficienty, it may not heat the house on a super cold day but it WILL be efficient. So while gas company might be out to lunch I would put in a 100K *2stage* unit. Run it on low most of the time but you got high if you need it.
