Leakjng metal roofs Posted by Carl Stutzner on February 29th, 2004 06:17 AM In reply to Gambrel Roof Insulation by Amanda on January 20th, 2004 05:30 AM [Go to top of thread]
Amanda, your prob in the metal roof most likely is condensation. It kind of happens like this. During the winter, condensation forms on the underside of the metal roof. This is in the form of a "frost" which periodically breaks off and falls off while continually forming. When the roof heats up, this small layer of ice melts and begins to drip and run. The water will run down and will eventually find a nail hole or gap and eventually seep through the ceiling, staining and in the worst case scenario saturating any drywall or wall coverings. The main concern here is to have the outside teperature and inside temperature of the metal to be the same which would suggest to me that you have heat loss.
One solution would be to make sure that your walls are adequately insulated. By that I mean where wall meets roof. In your home, heat travels up the outside walls to the ceiling as the outide walls face the outside and the heat is drawn ther and travels up to the ceiling. What I have found was that when homes are built, the most neglected area for insulating is the top wall plate where the rafter attaches - or the outside ceiling corners. If you have access, you can check and see if it is insulated. There are numerous insulation products on the market with varying R factors. This would be the least expensive way of trying to resolve your problem.
There are other factors that can cause a metal roof to leak and thats mostly by how it was applied when installed. From what you say condensation sounds to be your problem. I hope this helps.
