Many people have a sears or compatible model of a garage door opener. In the sears models, all of the maintence conserns and problems reports that you have had are related in the manual. If you do not have the original manual, you can download them direct from craftsman.com website. Just have your model number ready for identification. select "garage door openers" from the selection area or look for the "site map" option at the bottom of secondary screens on the site. The website is a little difficult to nagavate, so don't feel disapointed if you do not find it on the first try. (I found it on my third attempt) all models sold appear to be there.----good hunting.
