OSB stained/smell

I own an apartment where the OSB has mold and mildew (smells bad). I plan to seal the floor with urethane before putting down new vinyl, however, before I do this, I need to "clean" and get the smell out - it's mostly just around the edges and certain spots where the vinyl was ripped. How best is it to get this smell, dirt, grime, and ??? out/off without hurting the OSB? Was this post helpful? Yes: or No:
