I have done a couple of projects where I put 3 coats of oil based polyurethane on oak before installing tile. This is about as good as you can get, short of having access to the finishes that have to be applied in closely controlled industrial conditions. It does take a bit of time to do as you have to let the poly cure before doing another coat. After the poly was on and dry, I installed the tile and then grouted the next day and sealed the grout the following day. You will NOT want to eat fast food real soon after you do this. Edging tiles are much quicker and easier.
