Good Morning Bob; I am writing for advice, my husband and I are in the process of closing on a house we want. We were advised to get a personal inspection which we did, saturday past. The inspection was going along great until it came to the crawl space. This house was built in the 40's and the owner's re-did the whole house not less than three years ago. While re-doing the house he dug down 5 feet outside and tarred the wall, all execpt ONE. This one wall he did not bother to do is now holding water and mold is starting to form on the wood. There is no ventalation and no insulation which in turn is losing 25% of the heat through the floor. We still want the house, but the inspector stated a price of 4 to 6 thousand to fix. He said we need to did all around down 5 feet and he said something out screening and digging drainage system, a sump pump and then insulation. He mentioned a few other that I cannot recall now......I guess what I am asking is this..... we are young and just starting out and cannot afford right now up-on-top of buying the house to dish out that much money.....do we have any type of time frame before jumping right into this or will rot spread fast and eat the floor boards up.
Right now we are trying to get the owners to fix it....but I don't know.
