Cleaning a popcorn ceiling dirty with grease

Help!! My ex just moved out and I'm selling my house but in her years of "trying to cook" she left me with a large (3 foot by 3 foot or so) area of dirty ceiling. It almost looks/feels like greasy cobwebs. Any idea how to clean it? In a fit of desperation I took my shop vac to it but the popcorn tends to come off before the grease does. I'd rather not repaint the entire ceiling but have no idea how to clean this off! T
