Vickie, I use a silicone-based sealer. You do, however, have to be reeeeeal careful not to get it on the finished tile. So read the instructions carefully. As for water-based sealer washing off, I can't speak to that. Maybe someone else cay. You can buy grout with the silicone mixed right in it too. Its directions need to be read carefully too. Anyone else??? Jay J
