did you use any type of cleaner prior to or after the power wash. if you used the BEHR NO. 62 MULTI-SURFACE DECK-PREP, you should have not seen the mildew return, also using the water based stain will allow moisture penitration durning wet wheather prompting the growth of any mildew/mold spores that were not killed prior to staining. i used the deck prep and then the oil sealer and no mildew 5 years later when i sold the house.
