I built a house out of a 30 by 40 foot pole barn, Sunrise buildings , out of Tenn. built the shell for about 7,000 dollars, I had a 4 inch concrete floor poured fror about 2,000 dollars, the gravel and the site prep, cost about 1,000, then i built the rest myself, just put a stud wall down the center and frame up between the beams like normal house const. You can divide the rooms up anyway you want. I have 2 bedrooms and a living room and a kjitchen and 1 bath and a 1 car garage, total of 1200 sq, foor, I did most of the work myself, even put wood siding over the metal, You can't tell it from a reral house. I have lees then 25,000 in the whole thing. I hired out about 2000 dollars of the interior work, You don't need plans, just go to the public library and get books on the different aspects of building, You can figure it out n draw your own plans, I did everything in my head, went very well , looks great.
