Sorry for the confusion. The mastic/thinset question refers to a tub surround (with shower). The bath floor will be in thinset over backerboard. I know of no problems using thinset for a tub surround, but wonder about mastic because I've never used it before.

Carlos, was there backerboard under the wall tile in your rental? I'll guess the tile was laid over wallboard or greenboard, water infiltrated the grout and caused the underlayment to fail. Could be wrong.
