We purchased our house in 1998 for about $63,000--it's a small 2 bedroom Cape Cod with dormer rooms upstairs. The floors are hardwood, but most have wear patterns so bad that even with sanding and refinishing it didn't help. So in our living room, kitchen, and dining room we have laid laminate flooring.
The living room is long and narrow (about 12x25) with a fireplace. All of it, including the fireplace and mantle is done with tongue in groove thick paneling, which my dad tells us is excellent/expensive. Anyway, it's all stained a dark redish brown, which really makes our living room dark. The rest of the house has all of its original woodwork that is stained to match the living room.
We would really like to update in terms of painting the paneling and woodwork, but my dad says it will destroy the resale value of the home. My friends say that chances are anyone who buys it will be buying it because of the price (since it' a small starter house) and won't care about the paneling/woodwork.
Any thoughts?
