I have steam radiator heat in a two flat with a garden apartment in the basement. The basement never heats as well as it should since the radiators are 4 ft off the ground and the steam never really gets to the entire radiator. I do get a fair amount of heat from the pipes running through the basement, and the boiler room itself.
I am wondering what my most economical option would be, if I want to remove the radiators and use the heat from the pipes and some form of supplemental heat. I was told by one professional that I could tap into the boiler below the water line and use baseboard hot water radiators. I got an estimate of $3800, to do that. That seems a little pricey, and another heating professional told me that was impossible due to the pressure in the steam boiler tank that would not allow for circulation of the hot water.
I am considering radiant electric floor heat, but am concerned with the effect on my electric bill. I have also considered a natural gas fireplace, or even a pellet stove to heat the area. The finished portion is about 450 sq ft.
I have also removed two parts of the perimeter walls and will replace them and insulate them with rigid insulation as there was no insulation before. There will still be one wall that is un-insulated, and it is about 80 sq ft of wall.
HELP!
This seems like it should be easy, but I am finding it complicated.
