I appreciate both your replies. There is no heat above this crawlspace. What's above is a 5' x 3' 1/2 bathroom which protrudes (is bumped out) from the rest of living area. What I've been doing is monitoring the temp with an indoor/outdoor thermometer, and opening the 2'x 2' door when temp reaches 32 degrees. So I guess the pipe heating tape and insulation is the way to go. Thanks again.
