Leak into interior wall from water behind brick veneer above

Posted by tmctague on April 3rd, 2005 01:56 PM

I have a brick veneer second-floor wall that is above a small (approx 5 feet wide) overhand roof over my garage. Water from rain hitting the outside of that brick wall apears to be flowing down behind the wall and leaking into the overhand roof cavity and interior garage wall below. The brick wall sits on a steel beam, below which is the hollow overhand cavity and, below that, an interior wall between my garage and my living room (wood frame, insulated and drywalled on both sides). I ripped down the soggy drywall to find the source of the water and, sure enough, I can see a regular drip of water coming off the steel beam.

I checked the base flashing between the brick wall and the roof overhand, and it seems fine.

Does anyone know how to fix this problem -- i.e. force the water to drain outside through the weeping gaps between the bricks (which may well be where the water is getting IN!)?
