Bob, sound like you got what I had. you had a squeking sound which tells you that you have a loose outside brick wall that needs patching. the sweating and mold comes from moisture trapped in your walls from rain or etc. and the humity of your house is too low.( mine as too low I raised it and patched up the brick walls.) also look at you gutters and drain off.
