treating 7200 square feet of pine tongue and groove

looking for suggestions regarding oil versus water based interior wood finish for our log home. I do not want to stain the pine but want to keep it natural. We have 7200 square feet to do and were planning to do at least the 1st coat prior to mounting. All ceilings are going to be TandG and most of the walls. Is it necessary to do the backside also? Do sponges work better than brushing it on. It will be done inside as there is much snow outdoors. Wanted to use water based for the faster drying and lower odor. Does anyone have suggestions as to brand recommendation?
