I second the note about application and labor. Bean-e-doo does work, and it is better than other, high VOC, removers in terms of smell and toxicity but remember the black mastic itself is nasty stuff and it released strong, dizzying smells with the application of Bean-e-doo. Ventilate massively.

Franmar (Bean-e-doo maker) does caution about not applying too much or it will leave a residue but their recommended application amount does not do the job. It took nearly five times the recommended to do my basement! Also, the clean up involves more than simply squeegeeing or shoveling/scraping up kitty litter or other absorbent. Instead, heavy scrubbing with water was required in some areas. This seemed to remove most of the residue.

Again, Bean-e-doo does work, but as in investments and aphrodisiacs, there are no miracles in home improvement!
