I have a brick exterior that has leaked every year since built in 2004. Builder and roof contractor have tried to fix on 4 occasions. The area leaking is directly above a bay window. Have repeatedly sealed the flashing/stone ledge in a 2nd floor window above the bay window to no avail. Since the bay window protudes the water seems to go directly through the brick/morter above and runs down the vapor barrier till it hits the drywall ceiling protruding from the bay window on the 1st floor.
Just recently used a hose applied to brick above the bay window area to re-create leakage as I looked up through hole in 1st floor ceiling.
Assuming sealer needs to be applied to all brick face. What type? Is sealing a likely fix or is more required?
