How about a latch to keep the door/hatch closed tightly for the season ?

Transom latches work for this application.....Here's a link to a catalog/photo

....imagine installing it overhead on the attic door(built-out to the trim thickness)....use a pole/hook to pull open.....manually push the "door" closed to spring latch

Then you could disassemble the door/stair at your warm-weather-leisure and obtain a new or replacement mechanism or stair.....
