Garage Door Opener 139.53635 SRT

This unit was installed in the house before I moved in. It's worked fine until now. First, the keyless pad stopped working. Then, the remote stopped working.
Symptoms
Keypad - the 4 digit code that used to work no longer works. My attempts at reprogramming it have failed.
Remote - stopped working, then was reprogrammed successfully - but now only works when opening the door - not when closing (when I try closing it, the motor clicks 10 times and does nothing with the door)
Internal switch - this only works if I hold it in during the entire time the door is closing. If I lift off, the door stops and goes back up.
I don't know if the unit is on it's last legs and in need of replacement, or if I can fix the unit so that all 3 openers work properly (keypad, remote, inside switch) Any ideas? Thanks in advance! Was this post helpful? Yes: or No:
