Before jumping into costly remediation that may or may not be justified, you need to diagnose the problem. The Institute of Inspection, Cleaning and Restoration Certification calls this having an Independent Environmental Professional (IEP) analyse, sample and test the area(s) for the purpose of defining the Condition of each area. Make sure that whomever you use to investigate the structure does not perform remediation (as this is a legal conflict of interest, also defined in the IICRC Standard for Professional Mold Remediation); they have the proper insurance; third-party reviewed and accredited (by such organizations as Indoor Air Quality Association, American Indoor Air Quality Council, or American Industrial Hygiene Association); and make sure they are capable of writing an analytical report WITH protocol (recommendation of care) so you aren't left with incomplete information and contractor controversy over the work needing performed. You want to walk away from the experience empowered.
