I have made deals with Landlords and rent before. Present it as a project. Show him how he will benefit and get it in writing. I use to do "Landlord pays for materials and I used my labor". I have also done major jobs where I lived in houses and renovated and never had to pay rent. Just remember "liability" and know your own limitations.
