Our front porch is open on the side and front to the weather. It is also part of the full (unfinished) basement. When we get a hard rain, the water gets through the floorboards of the porch and anything under the porch obviously gets wet.
My question is: should I use a sealant on the underside and top of the porch and then put on a couple of coats of spar varnish, or would it be wiser to seal both sides and put up some kind of vapor barrier in the basement?
I want to try to keep the basement dry, but I don't want to have to replace the porch floor in a few years. Thanks for any help.
