There is one problem with foam on the outside of the walls,(either under or over the sheathing)unless it is installed with a breather strip top and bottom condensation will not pass thru it. With a breather strip installed the insulation value is a moot point. Check into the problems with EIFS systems, I have seen many commercial buildings and homes having to be striped to the studs after 15 years because of no breather strips.
