I just bought a new house (just built) and we are getting water in the basement. We are going to do some additional grading to help keep water away from the foundation, but I can't figure out how it is getting it in. The walls are cinderblock and have french drains on both the inside and out. The block is sprayed with what looks like black undercoating on the outside. The walls are not damp from the bottom, so I don't think water is coming in and filling the block. The water seeps out about half way up the wall and usually comes in through the mortar joint. At first I thought there might be holes in the mortar joints and so I dug down to look, but the joints are full and the waterproof coating is in tact. How can the water be getting in?
