A friend of mine has a home that is eight years old and has water damage from a leaking arched window in his family room. We've learned that the window dose not have flashing around the arched window. The builder who installed the siding just put a bead of caulk where the siding meets the window trim. The caulk eventually wore and water began leaking in the wall. The leak was never visable to the home owners and left untreated. The leak has since over time rotted the wood inside the wall and around the window. The builder claims that it's the home owner's responsibility to maintain caulking around windows and refuses to replace the damage. Dose this sound right? You'd think that vinal siding would be pretty much maintenance free, especially after only eight years. So my question is-Was the siding installer required to put flashing around the window or is simply caulking it considered to be acceptable installation? - Thanks for your help.
