follow your heart I agree with you 100% I am also a mother. Most men like to take showers because its quicker and your right they never clean up after themselves. I would seal off the door and use that bathroom as my personal ensuite. Yes you will get more money for it in the long run ensuite baths are a selling feature. Far more then 500 dollars like dodgeman stated. Call your real estate agent and they will also agree. Good Luck with whatever you decide to do.
