re:finishing hardwood floors

not sure what your daily use is on your flooring. When you "refinished" did you sand floor all the way down, or just coat over the existing finish?

Water based finished suitable for flooring are best left to professionals. they are tricky, and require knowledge and skill to be applied properly.

8 mos ago refinished 600sq ft of our home (3 kids...serious test floor) with polo plaz (oil poly) semi gloss , and so far it's holding up great, and was applied in random directions with a roller. had heard good things from other floor mechanics about this. Not available at your local home improvement store however.
