a drum sander and a portable hand circular sander from the rental store. you could probably sand all of it in a day....starting with a coarse and ending with a fine sand paper. they supply the sand paper, etc. too I believe...but check it out.. The next step is the the staining and polyurethaning process with at least two coats of polyurethane, it come in a water base too so it dries quicker and is less smelly. My guess, just a guess, is that to have it done by a contractor would cost you at least about 400 dollars, just a SWAG! you should get several estimates from wood floor refinishing contractors. good luck.
