your local codes probably prohibit using a pull-down stair to access a habitable space (such as a hobby room). Best bets for a stair that doesn't take up much space would be either a spiral stair (plan on 48" diameter) or an "alternating tread" type stair (called a Lapeyre stair), if allowed by your local code. A local architect would be able to give you full guidance. Good luck!
