Have been told, brick chimney needs replacing, cost $1,800.00, also that flashing around chimney needs redone, because previously was not done correctly. Room addition was added in 1989, just now starting to have problems stemming from chimney. Will elastomeric joint sealant, solve our problem? Thank You
