I Have this problem really bad this year (2003) on all my houses. The weather has been unbelievable. Tons of snow, melting tempertaures, then flash freezes. I have already lost one gutter. My specific questions are about my own home.
1. I have two roof lines. There is no way to access either attic space from inside. Should I make an access? The attic space is very narrow as the living space on the second floor is practically in the attic (sloping ceiling etc).
2. I heat the house with two gas fireplaces and where I see most of the heat loss is around the metal chimney that the installers installed (6 years ago) I notice on regular furnaces there doesn't seem to be this heat loss.
I actually already have leaking (just found it) on the other side of the roof where the fireplaces are not even located so I obviously have a problem all over my roof.
(Wish I new more when I replaced the shingles and some of the plywood lol)
