terracotta Floor tiles

I was wondering what is the best way and product to clean my terracotta kitchen floor?
I have a friend who has this mixture (she use's it twice a year to clean her earth tone terracotta floor) that has turpintine and some other ingredents denatured alcohol I believe and something else and it seals it as well, along with a slight sheen. I have asked her for the recipe but she has yet to share wiht me.
I do not want a high shine gloss just a little sheen
PLEASE help me I can't keep it clean any more.
