I have a very large building with a flat roof. It has built-up roofing with the gravel on it. I had a minor roof leak after a heavy wind/ rain storm so I had a roofer come out and look at it. The roof leak was from a deteriorated seal by a vent. But the roofer is telling me that the gravel is "scoured" and the whole roof needs to be replaced. I cannot see where the base "paper/ felt" is damaged, but the gravel is bare in some areas. If the gravel has been displaced, does all of the roof need to be replaced or can just the gravel be replaced?

You may not need to replace your roof. The best thing to do is have an infrared scan done by a professional (they're reasonable and not hard to find on google if you are anywhere near a metropolitan area) and find out if you have wet insulation that needs to be replaced under teh old BUR felt. If the roof drains well and there is little wet insulation then you can have the roof swept and vacuumed of all loose gravel etc. and have a good quality roof coating applied by a certified contractor and get many more years out of the roof before eventually having to replace it. If it is leaking and you have alot of wet insulation it would be best to tear it all off and start with a modern properly insulated membrane roofing system that meets ENERGY SYAR for solar reflectance. Any chance you could post a few photos` of the roof ?

Close ups of the bald spots too ?? (about three feet back !!)

There`s so much to the trained eye that, all the explaination in the world wont convey !!

No luck on the photo op. for me !!

The gravel is to block the UV rays from the sun, how long it is exposed dictates how brittle the bald spots have become. That shrinking pulls on what is still covered, rain weight will tear it ,crack it, or just separate it to pieces, where you can`t see !! It will hold water in between layers, giving a flase reading on the moisture reader. Just walking on it can damage it. Scratching an entire flat roof is not a good Idea !! Photos` will help me see the signs, they are there !! (Leaking or not) I`ve been roofing 35 years, commercial/residential !! BTDT......
