We want to build a ADU (Accessory dwelling unit) in our yard as a rental unit. We'd planned to convert our detached single car garage, but would have to enlarge it to meet minimum sq ft reqmts anyway, so wondering if it makes sense to level it and start over. Seeking a way to get the unit done quickly and with least amount of labor hassles. Don't want manufactured home as it will not add to value of property. Wondering what the up and downsides of modular homes are. It sounds like they would be treated and appraised the same as a site built unit. Can anyone weigh in with advice and opinion/recommendation?

Modular homes also add to the value of your property. If you don't want manufactured home than go with custom building construction. You may take the help of professionals who can guide you in the best way possible.
