Door works fine in the up travel, but when in down travel. when the door is about 3/4 of the way closed the door becommes erratic and chatters the rest of the way down, I have looked for obstructions and greased the rail and tracks, this has not corrected the problem. Can the down force adjustment come into play here?

Tom - hi, if you've checked the tracks and made sure none of the door rollers are trying to bind the door or slip out of the tracks, then you should examine whatever means the garage door opener uses to open the door. I mean the chain, belt, etc. Maybe there's some worn spots or some stretched links right at that spot in the mechanism. Try stopping the door's motion with your remote control just as it starts to chatter, and then closely look at everything up on the rail. Hopefully, you'll spot whatever damage may exist and it'll be an easy fix. I'd concentrate on the side of the rail where the belt/chain travels in the "down" direction. It might be the side tracks are out of position? Disconnect the opener and manually move the door up and down by hand...only guessing, I had that problem... good luck
