when it rains my finished basements sliding glass door leaks water at the base of the frame. this has been going on for about 2 years now. the house is only 5 years old and the builder has been out several times to caulk ect... he cannot figure out the problem. additionally, the sliding glass door in my dinning room which is located directly above the basement slider, is also leaking from the top of the frame only when it rains hard. again, the builder cannot figure out the problem. there is a window located on my top floor which is directly above both the sliders. some window and door companies have come out and have suggested that this top window may be the cause of the leaking on down through the house to the sliders due to the windows metal frame construction and builder grade material. for the life of me i don't know what to do or who to call to stop this ongoing problem. i can't even remodel with new doors etc.. until i ge tis problem solved. anyone with similar problems or experiences have any suggestions?!

The only way to find out for certain what the source of the problem is, is to remove siding to expose how the flashings and house wrap were done.

We have a similiar problem. Our door leading to the 2nd floor balcony leaks every time there is heavy, windy rain and when snow accumulates on the balcony. The door is on the 2nd floor and leaks down through the ceiling of my dining room. We have also called several roofers (one installed new flashers, etc.)but it still leaks. The builder states the best thing to do is to remove doors and replace with a huge window...in other words no solution yet! I am mad! Our house is ony 5 years old also and has been doing this since the 4th year. Any suggestions?
