My home is 15 years old and was built in the winter in Kentucky. I'm sure the contractor must have applied a sealer . Concrete garage door has always had some chalkiness . Big box stores want to sell me epoxy or stain finishes. That requie etching. received 3 bids each over 2 thousand dollars to epoxy. I do not want the floor to look like a "showroom" . Can you please provide me in assistance to seal to avoid chalkiness and not be slippery.
I will be doing the job myself. I have seen products to mix with water to etch. Is that necessary and after throughly cleaning pleas advise me what price duct to apply that will protect and yet not be slippery.

Hi, It sounds like all you want to do is clean and seal your garage floor with a flat finish sealer instead of using the expensive epoxy. All you have to do is clean the garage floor with some degreaser or you can use dish soap and bleach. Just scrub it up good with a deck brush or stiff floor broom and let it dry. after that use a flat concrete sealer that you can get at home depot for about $79.for 5 gal. Apply this stuff evenly using a roller and brush in the corners. You will have 5 gallons of this stuff so you can clean and add more coats as you like. I've used these products for years and they do a great job without looking like a showroom floor. Hope this helps. Marshall http://www.oceancitypaint.com

Yes - this was helpful . Thank-you. Everyone has told me if I had any sealer put on my garage floor (which I did 15 years ago) I could not apply a sealer because sealer would not be absorbed and would sit on top of the surface without eitching. I was becoming very frustrated. Water does not bead up and sits on the floor for quiet some time before dying. Floor has a lot of chalkiness is always dirty. I mop floor weekly with detergent and water.
