I'm looking to purchase a cottage in upstate NY that is on a cinder block pier (12 of them) and beam foundation. The left side of the structure has the rim joist partially underground due to neglect, therefore rotting. I know at least the left side rim joist (about 24 ft long) and part of the front rim joist (28 ft long) have rotted through. The left rim joist will need replacement, but is it possible to replace part of the front rim joist (not the entire 28 ft. length) by splicing a new piece in? Only about 3 ft of the front rim joist is rotted. If so, what is the recommended approach? Thanks
