I have a home built in 1891 with exposed brick walls. The mortar from the walls brushes off if you touch it...the brick is in good shape. I realize that you want to let brick breath, but the mortar creates a real mess. Is there some clear-coat sealant that I can spray on to keep the mortar from falling off and preserve the life of the walls? I've read about something that darkens the walls, but know little about it.

Sounds like the wall needs repointing.......the joints cleaned and refilled with the correct mortar for the building.........1891?.........some lime-putty based repair......don't use portland on an old stucture............
