I have parkay flooring in my family room. When the flooring was installed several years ago, a finish was not applied to seal the floor. I am wondering if parkay flooring is outdated and will depreciate the value of my home. Am I better off having the floor sanded, refinished, and sealed or applying a more modern floor such as the bella wood flooring? The family room is small and I am in the process of updating and modernized my home.
it really depends on the quality and condition of the parquet.
There are some very nice top end parquets around, but the vast majority is bargain basement stuff people isntall simply because its an inexpensive way to get the hardwood floor look.

that said, parquet patterns and type pictured is generally not a high selling point and ads no value other than a standard covered surface, whereas a real strip or plank hardwood floor may add additional value to a homes selling price.
Typically parquet is viewed as a poor mans hardwood floor.
Depends who is doing the buying though. They may LOVE parquet. Then again they might rip it out and offer a lower price becasue of the additional needed work to put a real hardwoord floor in.
