: I'm so frustrated. Between our old house and the house we just bought last year, and the plumbers for various things over the years, we have always had to have things done over because the plumber mis-identified a problem. Now that you know where I'm coming from, here's my question.

We bought this house which has septic (a 12 yr old tank). I don't know for sure if we have a dry well (for the washing machine) but one plumber said he's certain we do because the pipe from the wash tub goes directly out of the house rather than to the big pipe that everything else goes go.

We have 1 1/2 baths. Our upstairs toilet seems fine as far as everything going down when we flush. Our downstairs (main floor) toilet, we have to pour a bucket of water down when we flush, otherwise the paper and No. 2 won't all go down (it has overflowed on us a few times). Lately when we flush, we hear these blurp blurp sounds in our kitchen drain. Or the other day I was washing the bathtub and the water was going down (a little slower than desired) I'd hear those blurping sounds. Just now when my husband flushed the upstairs toilet, it was blurping a lot. Is this a bad septic or a plumbing problem? I'd like to further mention that we had a septic inspection done. At least we scheduled one for 1 p.m., (they said it would take 60 to 90 minutes to do it), we told the realtor so he could be there and unlock the house, and we arrived there at 1:05 to be told ''it's all done and pumped out'' (I can't believe a realtor would arrive 60 to 90 minutes early, and have a concern that maybe the realtor knew about a problem and paid off the septic inspection guy.)

OK, so now you know my paranoia, and you can give me an idea of what the answer to the above is, I have another question. It's related to the washing machine. I can only wash small loads because the double tub takes hours to drain. We had a Roter Rooter type chain company come, they tried to snake it, the thing got stuck, it took them a half hour to get it out, after which they said everything is OK and there ''might'' be some lint in the pipe and suggested we over the drain house with a stocking (which I've done). There does seem to be lint on the bottom of the tub when it's dry. Unfortunately, with the holidays and two jobs, I didn't have time to get back to them til about a month and half, for which they said they would have to charge us again. Then we called a mom and pop plumbing co locally which is licensed and has been in business for some 30 years, I told them I'd like an inspection of this (the phone book ad referenced camera inspection) in order to diagnose the problem (this was a free estimate). This is the guy that thinks we have a dry well because the pipe goes directly out of the house. He said that the dry well could be bad and he recommended installing a pump to pump the water from the tub up to the septic and out (bypassing the drywell) He gave us an estimate of about $1,000. But he never stuck anything down the drain or anything to determine if it was just a clog or something worse. I spoke about our toilet problem too and he showed me these two holes in the bottom of the toilet bowel -- I guess where the water gushes out to push stuff down -- and he said we can take care of that problem by sticking a coat hanger in the holes to loosen the chunks of calcium, wash them away, and everything will be fine. My husband did that, and it didn't work.

What are your thoughts on our two problems?

Sorry to be lengthy, but I felt this needed more explanation. I don't want to be having one company come over, do something which doesn't solve the problem, pay them $100, only to have to repeat this cycle several times.

Check the reply I sent to Carrie "sewer oder". the "blurping" sounds are the result of improper venting. The reluctant flush problem is indeed a partial stoppage of the flush ports on the commode. CAUTION: BEFORE PERFORMING THE FOLLOWING CHECK WITH A SEPTIC TANK EXPERT AND MAKE SURE THAT THE ACID WILL NOT CREATE AN IMBALLANCE TO YOUR SYSTEM!!! I do a routine maintenance on all my commodes once a year: I turn off the water supply to the commode, drain all the water down to about two inches from the bottom. The I add a cup of muratic acid (get it at a swimming pool supply house or home improvement store) and let it set for about 30 min. Then I carefully lift the flapper valve to let the acid/water solution drain through the poprts. Let that sit for an hour. Then turn on the water and check it out. As bad as your's sounds, you may have to repeat the proceedure several times.
