I need to understand pre-finished versus unfinished hardwood. If my builder says the installation cost includes laying the flooring, sanding, and staining/finishing, then he would be using unfinished hardwood, right? So if I were to buy pre-finished wood from Lumber Liquidators, for example, would the installation solely involve laying/fastening the wood? That is, is sanding and staining/finishing already done in pre-finished wood? Thx.

yes you are correct.

installation also invoilves surfacte preparatioon if needed, which varies depending on whether its concrete substrate or wood subfloor.

Other considerations are moisture prevention measures, all of which your isntaller should know.
