cracked basement wall/ cracked bricks
Our home is 26 years old, poured foundation and brick. The left side of the house all the foundation shows and the right side is completely undergound. We landscaped the left side 25 years ago with tiered levels and filled it in so you do not see the foundation except for about 11/2 feet. This past year we noticed a crack in the wall of the foundation (vertical) and this summer noticed a large crack over 1 inch wide from the upstairs window straight down to the downstairs window with a few zig-zags. It did not follow the grout line in some of the spots it cracked the middle of the bricks. My question is why,,,we were told we might have a water problem, but the sump pump has never turned on and we thought that was because we sit up and water runs down around the rest of the house toward the creek. The basement is not wet. Is the crack in the bricks on the second story due to the cracking in the foundation. Any suggestions? What is pinning and how about this stuff that is injected in the cracks,,,we don't know where to begin. The first guy out says to rip out all of our landscaping so he can look at the bottom of the foundation near the footers. Is that necessary? Thank you for any and all responses.
