I've had an offer to purchase accepted on a house in Quebec. It is a 4-plex with no basement (not even a crawl space). The foundations are made from stone (it was built in 1910). The outside walls of the semi-basement apartment show some cracks, and some of the windows in that apartment are a bit crooked. But the floors are straight and there does not appear to be any moisture problem inside.

The building inspector could not tell me if there are foundation problems, or what the cost would be to repair them if there are. We've been unable to find a foundation contractor in Montreal to do a more detailed inspection (it appears to be the busy season!).

I have to make a decision on this house in the next few days. Does anyone have any thoughts on the costs associated with repairing settling stone foundations, and whether cracks are even indicative of this? If we don't make repairs, what are the worst problems we could anticipate?

I'm not sure how things work in Canada but here in the States an offer to buy real estate is always made contingent upon the results of a real estate or other inspections that the buyer can demand.

The results of the inspections determine whether or not the selling price becomes negotiable or whether the buyer can walk away without having to purchase.

If Canadian law is similar you should have your real estate attorney or realtor draw up the purchase offer and contract contingent upon a successful inspection of the foundation by a certified engineer, architect or other structural professional.

The foundation is the most important part of the house and in the worse case scenario, some foundation cracks can indicate a house that is on the verge of collapse.

No one here can help you on this one.

You need to hire the local professional who can fully examine this structure and offer his professional advice on how to correct if necessary.
